We offer spacious one- and two-bedroom apartment homes with floor plans ranging from 691 to 1,140 square feet, including layouts such as A1, A2, B1, and B2.
Do you offer furnished or short-term lease options?
We do not offer furnished apartments, but short-term lease options are available with an additional premium.
Are pets welcome at the community, and what is your pet policy?
Yes! The Preserve at Catons Crossing is pet-friendly and welcomes up to two pets per apartment home.
How convenient is commuting from the community to major employers, schools, or downtown areas?
Commuting is fairly easy with quick access to major roadways and nearby employers, shopping, and services.
What amenities are offered on-site?
Residents enjoy resort-style amenities including a swimming pool, hot tub, 24-hour fitness center, 24-hour business center, and Amazon Hub package lockers.
What parking options are available, including garages, guest parking, or EV charging stations?
Parking is available on a first-come, first-served basis, and garages are also available for lease.
Are there laundry facilities in the units or on-site?
Yes, every apartment home includes a full-size in-unit washer and dryer for added convenience.
Are utilities included in the rent, and which services are residents responsible for?
Utilities are not included in rent. Gas, water, and sewer are metered and billed based on usage, and residents set up electricity service through Dominion Energy.
Do apartments include modern appliances, patios/balconies, extra storage space, or unique amenities?
Apartment homes feature stainless steel appliances, private balconies, and optional storage units available for rent.
What’s the neighborhood like, and what restaurants, parks, and shopping centers are nearby?
The community is close to popular dining and entertainment including Red Lobster, LongHorn Steakhouse, Texas Roadhouse, Red Robin, Stonebridge Shopping Center, and Alamo Drafthouse Cinema.
What school district is the community in?
The Preserve at Catons Crossing is located within the Prince William County School District.

The community offers walkable access to nearby conveniences, making it easy to reach select services on foot.

One of the biggest highlights is our close proximity to Interstate 95, making travel and commuting extremely convenient.
How can I apply for an apartment, and what documents or fees are required?
Applications can be completed online. The application fee is $55 per person (18+), along with a $250 administrative fee due at the time of application.
What are the move-in costs, and is a security deposit required?
A security deposit is required. Move-in costs depend on your move-in date, and residents moving in on or after the 25th may be required to pay prorated rent plus the next month’s rent upfront.
Is renters’ insurance mandatory, and what coverage is recommended?
Yes, renters insurance is required with a minimum of $300,000 in liability coverage.
What happens if I need to move out early or break my lease?
A 60-day written notice is required, and the lease break fee is equal to two times the monthly rent.
How do I submit maintenance requests, and how quickly are they typically resolved?
Maintenance requests can be submitted through the resident portal and are typically responded to within 24 to 48 hours.
